Higher rates are putting more focus on pricing in Benton County

Real estate, Benton County

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That matters here because the Real Estate Data Aggregator counted zero homes selling above list price across all three Benton County ZIP codes in the three months ending August 31, 2026. Not one. That is not a reason to panic, but it is a reason to price carefully.

Nationally, Realtor.com also found that 20.8% of listings had their price reduced in September 2026. That is the highest share since October 2022. Benton County is not immune to that pressure. Sellers who price ahead of where buyers can stretch are the ones waiting longest.

Warsaw (65355): prices up, but fewer buyers closing

Warsaw is the busiest part of this market. The Real Estate Data Aggregator counted 65 homes sold in ZIP 65355 during the three months ending August 31, 2026. That is down 18.8% from the same months in 2025. More inventory is sitting on the market too. Homes for sale rose 24.2% year over year, reaching 123 active listings.

The median sale price in Warsaw did rise 6.9% year over year to $251,000, according to the Real Estate Data Aggregator. That is a real gain. But the sale-to-list ratio of 96.8% tells you buyers are still negotiating. Homes are selling for less than their asking price, every time. The 38-day median on market is actually 8 days shorter than last year, which is a good sign for well-priced homes.

Only 23% of Warsaw homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. That is down 6.8 points from last year. Quick sales are still happening, but they are less common. Pricing right from day one is what separates the fast ones from the ones that sit.

Lincoln (65338): longer waits and a softer price

Lincoln tells a different story. The Real Estate Data Aggregator counted 15 homes sold in ZIP 65338 in the three months ending August 31, 2026, down 11.8% from a year earlier. The median sale price dipped 2% to $235,000. Homes are also taking longer: the median days on market was 63 days, which is 27 days longer than the same period last year.

The sale-to-list ratio in Lincoln was 93.9%, the Real Estate Data Aggregator found. That means buyers are getting roughly 6 cents off every dollar of asking price on average. For a buyer, that is real room to negotiate. For a seller, it is a reminder that overpricing does not hold in this environment. One bright spot: pending sales in Lincoln rose 11.1% year over year, so demand is not gone.

Cole Camp (65325): a smaller market with its own pace

Cole Camp is a small market. The Real Estate Data Aggregator counted just 9 homes sold in ZIP 65325 during the three months ending August 31, 2026. With only 7 homes for sale and 2.4 months of supply, there is not much to choose from. But the median days on market was 75 days, and the sale-to-list ratio was 0% above list, just like the rest of the county.

Cole Camp is a thin market. A single sale can move the numbers significantly. Comparing it directly to Warsaw or Lincoln is not always helpful. What matters here is knowing which properties actually compete with yours, and that takes local knowledge, not just ZIP code averages.

Benton County as a whole

Across all three ZIP codes, the Real Estate Data Aggregator counted 89 homes sold and 155 homes for sale in the three months ending August 31, 2026. There were 123 new listings and 118 pending sales during that same period. Buyers have more to look at than they did a year ago. Sellers have more competition.

What rates above 7% mean for buyers here

Realtor.com reported that rates crossed 7% for the first time since January 2025. CNBC noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That is up from 26% in 2022. Buyers are stretching further just to get in. That is part of why no home in Benton County sold above list price in the three months ending August 31, 2026.

Real Estate Data Aggregator. Lower days and higher sale-to-list favor sellers. Lower months of supply means less competition among sellers.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Warsaw's 6.9% gain outpaced that national figure. But national trends and local ones do not always move together. In Benton County, the story is about pricing discipline, not price declines.

In short
  1. No home in Benton County sold above list price in the three months ending August 31, 2026. Rates are above 7%.
  2. Inventory is up.
  3. Buyers have more choices and less budget.
  4. The homes selling in 38 days in Warsaw are priced for where the market is today, not where it was last year.
  5. The ones sitting 63 or 75 days are usually not.

One more thing worth saying: the numbers above cover full ZIP codes. Your street, your neighborhood, and your property type can read very differently from the broader average. A lakefront property near Truman Lake does not compete the same way as an in-town home on a quiet block in Warsaw. The ZIP code average is a starting point, not the whole answer.
